Contractor Sourcing Advisory

Solicit and compare bids, vet contractors, check references, and provide a written recommendation. Added when the client needs contractor identification before the project begins.

Additional Site Visit

On-demand advisory walkthrough beyond the scheduled cadence. Written summary included. Billed per visit plus mileage beyond 20 miles from base.

Change Order Review

Standalone written advisory opinion on a specific change order: scope justification, cost reasonableness, and recommendation. For clients not currently on a full tier.

Travel Policy

Site visits within 20 miles of base are included in all tiers. Travel beyond 20 miles is billed at the IRS standard mileage rate. Projects over 50 miles are handled with a flat travel stipend agreed at project start.

On Pricing: Engagement pricing is not listed here intentionally. Project budgets, timelines, and scope vary significantly — so does the right engagement. Entry-level options are available. Pricing is discussed and confirmed in a written proposal following your discovery call.

The consultant does not act as contractor of record, pull permits, submit permit applications, or assume construction liability under any engagement. The consultant's GC licenses in PA and DE are held under SD Property Group, LLC. Advisory opinions are informed by those credentials and OSHA 30 certification. All permits, licenses, and code compliance are the sole responsibility of the licensed GC on the project. Available in PA, NJ, and DE. Ohio on a limited basis.
